Title 10 zoning code corrections
Council kicked off fixes to the zoning code adopted in January — everything from typos to bigger changes like requiring public hearings for expansions that deepen non-conforming setbacks, alley setback relief for sheds, data center criteria, and canyon rim setbacks along Rock Creek. Hearings expected by December.
Driveway paving requirement reduced to first 50 feet
New rules would let homeowners of single-family homes and duplexes pave only the first 50 feet of a long driveway, allowing gravel beyond — a cheaper option that city planners say cuts costs and stormwater.
Canyon rim trail signage limits
The draft re-adopts limits on signs facing the canyon rim trail — roughly 12 square feet, pedestrian-oriented — to protect the scenic view from the trail. Commissioner Bulkley objected that a multi-million-dollar hotel on the rim would be stuck with a tiny sign.
New data center regulations
The city has no rules for data centers, which exposes it legally if one applies. The draft creates major/minor and low/medium/high-impact categories, bans the worst siting scenarios near homes, and requires noise, traffic, utility and lighting studies — but commissioners said more work is needed.
